Homeowners now have a more popular method to use when they are trying to sell their home. The internet now offers “self-service” owner-managed websites which cater to homeowners who prefer not to use a real estate broker to market their home. This method has been available for a while but has recently become more popular due to the changing real estate markets.

Homeowners are turning to the internet as a main resource to inquire about housing available in the market place. They are also trying to sell on their own to save not only on commissions, but because of the high cost of advertising in traditional mediums such as local newspapers, and homes magazines. Most, if not all newsprint advertising is paid for by the classified advertiser and is for a one-time distribution. Rates will be a higher for multiple issues of the publication. For Sale by Owner – Tips For FSBO in Selling Your Home

So You Too Want To Be A Realtor? Okay, not the place for sarcasm; nobody in their right mind would want to be a Realtor. I am a Houston Heights Realtor. I have sold Houston Inner Loop homes for 15 years and have sold or helped sell quite a few homes involving Houston For Sale By Owners. Selling on your own is tough. There are several reasons for selling your house yourself. Some that make sense; some that don’t make sense. I’ve even taken this route myself, with mixed results. How to Sell Your Home – More Alternatives

Having been in the real estate over twenty years, first as an agent, then as a broker, and then as a homeowner myself, I must say there is no secret formula to selling a home. It all boils down to being priced at or below the market. Unless you have some unique feature of your home that no other home offers and you can find a buyer who wants that feature, to sell your home requires two conditions:

1) the right price;
2) proper exposure in the market

And there are only two ways to sell:

1) hire a broker to market your property
2) market your property yourself

This article assumes that you have tried using a local real estate broker and your house has not sold. Now, you will try marketing your house yourself and you don’t know where to start. It is now a fact that most people start a home search by going online. So, the first thing you should do is post your house online with a website, or multiple websites, which offer advertising. Some sites charge a fee to post, while others offer free advertising.

The next step is to post a For Sale Sign on the front lawn of your home. People who are looking for a house in your neighborhood will see the sign and call the number for an appointment. For sale signs are easy to find, just go to a local hardware store or have a local sign shop make one.

Now that you have your house posted for sale on at least one real estate website and a For Sale sign on your property, you can relax and wait for responses. There are more actions you can take, however, as holding your own open houses, such as on weekends, or by placing an advertisement in the local papers or homes magazines. There is an expense to advertising in local papers, so do so only if you are pricing your house very desirably. If you are in a must-sell situation, price your house below comparable houses in your area to get the best response.

Some owners will list their home with a broker without a contract. This is perfectly legal and it’s called an “open listing.” You will pay a commission only if the broker presents a buyer with the price and terms acceptable to you. You are under no obligation to the broker with the “open listing” and you can in fact have an open listing listing with several brokers.

With a little patience and by following the steps above, you can sell your house in time!
