			<content:encoded><![CDATA[<p>I speak to dozens of people per week that are browsing homes for sale and try to answer questions on when and why to buy real estate. Most noticeably is the skepticism that everyone has because although they WANT to buy, they are unsure and scared if this is the right time to buy real estate. My first response is that the worst is over. The subprime mess is almost history and even though sellers/homeowners may be under water, the short sale process has become a more condusive approach since last year.</p>
<p>That said, real estate is still moving at competitive prices, indicative from our charts that we update every month in our updates. I recommend that with the inventory out there, it is smart to be picky. You have every right to be so. Low mortgage rates is one reason that you should buy. Mortgage rates should stay low well into 2011. I refuse to speculate beyond a year, but after 2011, who knows what happens. What I do know is that the job reports are coming back positive and economic growth should continue. The housing market leans almost entirely on job growth.</p>
<p><span id="more-2793"></span>Right now, there is a lot of pent up demand. Buyers on the fence waiting are joined by millions of others. As long as job growth continues, real estate demand will continue to climb. Don&#8217;t forget about the baby boomer era we are in. The baby boomers children are now entering the age of home ownership. This will add on to the demand that is out there. This pent up demand will explode in 2011.</p>
<p>One factor that most people are not aware of is the &#8220;shadow inventory&#8221; of homes that banks are either holding or the number of delinquent mortgages. In NJ at the moment, almost 10% of mortgages are in some type of default stages. Of that 10%, it is likely that not even half of those people lose their homes. Lenders today are more inclined to work with these homeowners to make their payments easier, whether that is a principal, payment, and/or interest rate reduction. It&#8217;s inevitable that this happens. It is far cheaper for a lender to do this than to foreclose on the home. Believe me, the LAST thing a lender wants to do today is foreclose. It is also cheaper to offer a short sale on a home. A short sale is an agreed upon sales price less than the amount of the current payoff amount.</p>
<p>A perfect example I can make for an improving housing market is a recent experience. I have access to a couple of lenders and asset managers that I buy REO&#8217;s from. I either buy REO&#8217;s personally for investment or I offer them to my network of investors. I was getting homes at about 25% discounts from current appraised values. I barely get a call from those lenders and asset managers anymore. My most recent conversation with a local asset manager was why should they sell to me anymore at 25% discount when they can list their homes on the retail market and get 20% more for their homes within 90 days. Too bad for me, good for them. Ultimately, its a good sign that real estate is moving quicker today when priced competitively.</p>
<p>I whole heartedly believe that 2011 is going to be a mini-boom for real estate, especially in areas like Hoboken, where we are directly impacted by the financial market in NYC that continues to improve every month. Hiring freezes are being lifted as more and more investors play the different markets. Although real estate prices may not skyrocket, prices will not free-fall and homeowners will be enticed by a &#8220;missing the boat&#8221; feeling, low rates, and more favorable financing options.</p>
<p>So for Northern New Jersey real estate, my suggestion is this: If you find a home you LOVE, buy it today. Love it though. Don&#8217;t THINK you love it. If the housing market drops another 5% for instance, your longer term gains combined with today&#8217;s low interest rates should negate that loss in a short amount of time. Most importantly, you still have the home you love. If you don&#8217;t buy it, you will be in competition with many more people next year and your opportunity cost is not having the &#8220;home of your dreams&#8221;. You heard it hear first.</p>

<p>To put it in a nutshell &#8211; in a professional real estate firm, things not only look right, they ARE right&#8230; and vice versa. Nothing less will do if a firm wants to set itself above and apart from others on the Indian real estate market.</p>
<p>It is evident that adhering to such parameters is not as easy as reading about them. In real estate, it is always tempting to find the shortest route to profits. This is a path that usually involves compromises. One tends to cut corners on hiring the best people, following professional ethics, keeping clients happy and staying current on the latest trends. Firms who choose to take this path will not make it far, and will never transcend the amateur level. It is firms who choose the harder, thornier path of never being satisfied with mediocrity and always striving for excellence in all aspects of their business dealings who are the true professionals.</p>

In our local Fort Worth market, we are of only a few real  estate firms utilizing this technology. Text-based advertising is still a  relatively new approach so it may be the same for your market. It is  just another technology extra that we provide as part of a comprehensive  marketing program.</p>
<p>The text based system is made possible by a  partnership with a local provider, Mobi AdConcepts. There are many  providers throughout the United States that provide, so look for one  near you. It is usable by any buyer prospect with text capability on  their phone. How it works is each listing that we represent gets a rider  sign on their for sale sign with a text code. The buyer prospect can  text the code, ACR1 for example, to 95495 and are sent via text the  basic home information within ten seconds. 			<content:encoded><![CDATA[<p>Many Agents feel the market should dictate where they generate  their revenue. When the market is more neutral or a Buyer&#8217;s market, they  swear off listings. When the market is robust, they work to acquire  more listings. Their theory is that the business model or business mix  should reflect the overall marketplace.</p>
<p>I personally don&#8217;t  subscribe to that thinking. I believe that, no matter the marketplace,  your objective is to be a Champion Listing Agent. The current and  emerging market trends play a very small role in whether you should be a  Listing Agent. The market trends can influence the type, location,  price range, and even motivation level of the clients you represent in  selling their homes. The market conditions might cause you to require a  higher inventory level of homes because of listings sold versus listings  taken percentage is askew or the days on the market are lengthening.  Regardless, the market should never stop you from focusing on being a  Listing Agent. The name of the game at the Champion level is listings.<span id="more-2555"></span></p>
<p>Most  Agents have a desire to be a Listing Agent. They know, by observation,  that the highest income earners in their marketplace are Listing Agents.  They just haven&#8217;t thought strategically and tactically why they should  focus on this segment of business.</p>
<p>Champion Rule: Wherever you  invest your time and resources will be where your revenue comes from.</p>
<p>I  meet too many Agents who want to become Listing Agents, but when we  evaluate their investment of time, it becomes obvious why they have a  limited revenue stream from listings. If you spend 35 hours of a 50-hour  workweek working the Buyer side of your business, your revenue will be  heavily slanted to the Buyer&#8217;s side. The only way to change the revenue  mix is to change the time mix. It is as if we are planting corn and  hoping for green beans. If you plant corn, you will be harvesting corn.  This seems like an obvious truth, but most Agents miss it.</p>
<p>The  question you have to ask yourself is can you change your time mix right  now, or will you have to do it over time. You can cut out Buyers cold  turkey. You can shift a large amount of time to prospecting and lead  follow-up specifically for listings. The challenge for most Agents is  that the corresponding revenue drop is not pleasant. If you can weather  the financial challenge for 90 days, this can be the best approach. You  have to be set up financially before hand for this option.</p>
<p>The  next option is to ask permission from your family to cover both areas  for 60 days; to, in effect, add a few hours to your regular schedule  daily for the next 60 days until you get your listing levels and listing  inventory up. You have a valid reason for needing to invest the little  bit extra to advance your earnings, stability, and quality of life. Your  family will support you; provided you don&#8217;t abuse this favor they are  granting you. You can&#8217;t repeatedly do this. You also need to be able to  explain to them that it&#8217;s for their benefit. What&#8217;s in it for them? You  might design a reward for the family to share when the 60 days are  completed. You must figure out a way to re-allocate your time to listing  focused and listing lead generation.</p>
