What Should You Look For When Renting An Apartment?

If you are just leaving home for the first time, or moving to a new location for work and looking for a place to live, you want to make sure that you make an informed decision about where you will be living. When choosing an apartment, you want to make sure all of your needs are met before you make your choice. There are a variety of different types of apartments rentals on the market with different amenities offered and different terms and conditions. Before you make your decision, there are many factors that you should take into consideration.

1. Apartment Location: When considering an apartment, it is important to factor in its proximity to such places as school, work, and other essential places such as hospitals, recreational centers, outdoor recreational activities, religious institutions, supermarkets, and shopping centers. For example, you may be looking for Toronto apartment rentals. If you do not have a vehicle, having an apartment that is within walking distance to the essential places is a good choice. If not, you should consider a place near a bus or subway stop. Often, the more expensive apartments will be in close proximity to the essential amenities and services. You can always consider a roommate. You should also look at the neighborhood. Is it friendly and well-maintained? Are the houses and other buildings in good shape? (more…)

Conversions – Old Apartment Or New Condominium?

The spate of conversion of old apartments to condominiums has finally abated largely due to the failed economy. For many reasons which we have previously noted, buyers prefer new construction and only buy conversions when the housing market is in a selling frenzy. Nevertheless, thousands were sold and owner claims have arisen which range from minor issues with the unit itself to major waterproofing and structural failures in the buildings which will require very expensive reconstruction for which no funding was provided by the converter.

These claims are often defended by developers with the argument that since what was purchased was not new, the owners cannot expect that the converter should pay the cost of rehabilitation. That the conversions are not new construction is not usually hidden from buyers. Everyone buying into a converted apartment project did or should know that the buildings were more than just a few years old and that deterioration can be expected. (more…)

Apartment Life Can Be Peaceful

Living in an apartment is an art. Oh, yeah. Discretion and diplomacy are needed, as well as patience and perhaps long-suffering. And please, always keep your dignity in working with your neighbors. Some apartment complexes have quality insulation for sound while others that are older contain very little to absorb the sounds. Just as living within a home, you cannot expect complete silence from next door.

Most apartment tenants don’t have a say who will be their neighbors. All would appreciate a caring and quiet one. That doesn’t always happen.

If your neighbor disturbs you as soon as you or he moves in, wait at least two weeks for the behavior to change. Perhaps this is due to the move or other unknown circumstances. (more…)
