In this modern age of economic strife and a galloping “do it yourself” movement, more and more homeowners are looking into selling their homes themselves. However, taking on the role of a professional when you don’t have the same training isn’t all it’s cracked up to be.

Some homeowners go into the whole “for sale by owner” experience with the thought that they’re saving themselves the cost of the commission and in the end they’ll come away with more money at the end of it all. However, Realtors can often get you a higher price for your house than you can negotiate yourself. Realtors will know what the current price of comparable homes on the market are selling for so that you don’t price your home so high that it lingers on the market for months or so low that you lose out on the money that you deserve to get for your home. Despite reports that the real estate market is slowly gaining strength, there are still manifestations of economic hardship for many home sellers. There are multitude financial responsibilities involved in selling a property such as loan payments, home repairs and inspections. And homeowners who are in dire need to lessen expenses throughout the sale process choose the mechanism of For Sale By Owner. This selling technique is taken upon as these homeowners want to save on paying for the professional fee of a real estate agent.

Conversely, the entire FSBO process cannot be summed up as a way to immediately close a deal. Only about 6 to 7 percent of homes marketed under this mechanism are successfully sold. Especially for the seller, the pros and cons of this process should be taken into full consideration. For Sale by Owner – Tips For FSBO in Selling Your Home

So You Too Want To Be A Realtor? Okay, not the place for sarcasm; nobody in their right mind would want to be a Realtor. I am a Houston Heights Realtor. I have sold Houston Inner Loop homes for 15 years and have sold or helped sell quite a few homes involving Houston For Sale By Owners. Selling on your own is tough. I hope the tips I’ve picked up over the years will help.

There are several reasons for selling your house yourself. Some that make sense; some that don’t make sense. I’ve even taken this route myself, with mixed results. I am a do-it-yourselfer, so I understand that too, maybe that’s a driving force for you. Well, let me give you a few tips. I will then follow up in a separate article with my experiences with FSBO’s. How to Sell My House

There are basically two ways to sell your home: Offer the home for sale yourself as a For Sale By Owner (FSBO), or hire a Real Estate Broker. There are advantages and disadvantages either way. Many owners who have chose to market their home without a broker have been successful in selling. You must be knowledgeable of the market, have patience, and a little luck, too. The main advantage to sell without a broker is not paying a real estate commission. Make sure you know what to price your house for. If you are not sure, hire a licensed appraiser to give you a comparative market analysis.

There are advantages in using a licensed broker versus selling on your own. For instance, some homeowners just don’t have the time to market their home because of a job or other obligations. If a potential buyer wants to see your home at a specific time and you are not available to show it, you could lose a sale. A real estate broker can show your property to a prospective buyer anytime, if you arrange it that way. (more…)

For Sale by Owner – Should I? Could I?

You have decided to sell your property and now the time has come to make the decision whether to market your property through an agent or go it alone, handing over your property to an agent would be the easiest way to market your property especially if you have a good agent who will give the necessary time and effort to achieve a sale, but as we know not all agents have the necessary integrity.

The other option would be to become a for sale by owner and go it alone, well that is not entirely true in the past there was little help and support available to FSBO (for sale by owner) but now we have the explosion of the Internet there is so much support and advice out there. So the question is do you feel you have the necessary qualities to promote your own property, the incentives are massive when we think about the amount of money that could be saved by becoming a FSBO, but the process of negotiating may feel a bit daunting to someone who has not had previous experience in this area.
