			<content:encoded><![CDATA[<p>In this modern age of economic strife and a galloping “do it yourself” movement, more and more homeowners are looking into selling their homes themselves. However, taking on the role of a professional when you don’t have the same training isn’t all it’s cracked up to be.</p>
<p>Some homeowners go into the whole “for sale by owner” experience with the thought that they’re saving themselves the cost of the commission and in the end they’ll come away with more money at the end of it all. However, Realtors can often get you a higher price for your house than you can negotiate yourself. Realtors will know what the current price of comparable homes on the market are selling for so that you don’t price your home so high that it lingers on the market for months or so low that you lose out on the money that you deserve to get for your home.<span id="more-2241"></span></p>
<p>A common complaint that is often heard by home owners who haven’t dealt with a good Realtor before is that “realtors don’t really DO anything”; while it is unfortunate that sometimes that may appear to be true, the majority of Realtors work hard on your behalf. Your Realtor has a lot of experience selling homes and can give you some great tips and advice about how to best go about the whole process. Selling a home takes a lot of work! As well, there are a lot of legalities that go into selling a home; Realtors know the whole process that goes into a home sale and can help you understand it to.</p>
<p>A Realtor has a better perspective to negotiate with buyers over many aspects of your home sale on your behalf; a buyer—or a buyer’s agent—can feel more comfortable dealing with someone who doesn’t have a personal connection to the home in question. Many prospective buyers don’t feel comfortable even touring a home that is being shown by an owner; it can feel rather like an invasion of privacy to snoop through someone’s closets and basement when they’re standing right there.</p>
<p>All in all, it’s not difficult to hammer a sign into your lawn that says “Home for Sale by Owner”, but actually getting your home sold this way can be a very long, drawn-out process fraught with stress and anxiety for the home owner. To alleviate a lot of the time and difficulty in getting your home sold for a fair amount and within a reasonable amount of time it is well worth paying a professional Realtor to help you get the job done properly and with as little headache as possible.</p>

There are multitude financial responsibilities involved in selling a property such as loan payments, home repairs and inspections. And homeowners who are in dire need to lessen expenses throughout the sale process choose the mechanism of For Sale By Owner. This selling technique is taken upon as these homeowners want to save on paying for the professional fee of a real estate agent.</p>
<p>Conversely, the entire FSBO process cannot be summed up as a way to immediately close a deal. Only about 6 to 7 percent of homes marketed under this mechanism are successfully sold. Especially for the seller, the pros and cons of this process should be taken into full consideration. Understanding the complications of this selling strategy is an ultimate task for both the seller and the buyer.<span id="more-1945"></span></p>
<p>As was mentioned, the first positive point through FSBO is that the seller definitely has fewer expenses. The professional fees are taken out of the budget equation. Thus, the money saved can be devoted to other expenditure. He can also benefit by having direct supervision of all the details of the sale. Even key players of most real estate transactions say that the homeowner is the best salesman for his property. One can meticulously go through every aspect of preparing and enlisting the home, devising advertising strategies and media, organizing open houses, screening buyers, formulating and negotiating asking price, initiating home inspections and appraisal and closing escrow. Then again, one should still consider hiring a lawyer, broker or appraiser so as the particulars of the deal can be more guided.</p>
<p>The buyer can benefit too. The upfront control of the seller gives the buyer assurance his requests can be easily responded to. The deal can then transpire without much difficulty as going through the &#8216;middle man&#8217; is eliminated.</p>
<p>As the advantages seem enticing for both ends of the transaction, the disadvantages can generally outweigh them. Firstly for the seller, most of the time he would be alone in deciding and judging which direction the sale process should take. He has to be adept in analyzing market trends, accepting buyer offers, marketing the estate and overseeing legalities and financial obligations attached to the property, if any. Otherwise, he can be very vulnerable to consent whatever arises in the bargain table when confronted with experienced buyers.</p>
<p>The homeowner may not necessarily gain better profit as well as when one has a realtor. Properties under an agent sell 16 percent more than average market price. And the seller only has to pay 6 percent for professional fee. The chance to have higher sale gains is then sacrificed with FSBO.</p>
<p>For both the buyer and seller, there may be dangers of unethical conduct throughout the process. This is because the seller serving as the agent too is not duty-bound by state licensure or professional group affiliation. Both parties are risking unintentional negligence only to become known after the sale is finished. There can be future legal concerns that will possibly lead to hold back the property.</p>
<p>With this overview, the FSBO process should be taken into full deliberation before any seller or buyer should jump in this type of real estate transaction. All facets should equally matter in the decision-making and execution process so every participant of the deal gets satisfactory results in the end.</p>

There are still opportunities where you can work out a good deal with your potential buyer. You can use certain inducements and concessions in order to finally convince your buyer to &#8220;sign on the dotted line.&#8221;</p>
<p>With things not going your way in the real estate market, it is essential that you exert more effort in order to make some headway without having to be perceived as being a hard sell. Though the market forces seem to be conspiring against you, a great deal is still achievable with proper planning and concessions which you can present at the negotiation table.<span id="more-2249"></span></p>
<p>Here are some of the effective concessions or inducements which you can consider in order to close the deal with your prospective buyer:</p>
<p>Closing Cost</p>
<p>You may offer to pay for the closing cost as a concession to your buyer. This will reduce the amount of equity that he has to raise to complete the home purchase. In most cases, real estate deals are easily sealed once this concession is presented on the negotiation table.</p>
<p>Add on Furnishings</p>
<p>This is a viable inducement when selling properties that are located in areas where relocation is very common. Buyers find a deal appealing when it involves a property that is partly or fully furnished. In some instances, your buyer might find a particular furnishing as interesting. You may throw in this furnishing as extra in order to convince the buyer to close the deal with you.</p>
<p>Warranties</p>
<p>The use of warranties is purely a judgment call. You may have to assume the cost of ownership of the furnace, dryer/washer or even the roof and foundation. Buyers are more comfortable in buying a property that is covered by homeowner&#8217;s warranty.</p>
<p>Gym Memberships, Condo Fees</p>
<p>If the transaction involves upscale properties, you may have to assume this additional cost items in order to clinch a deal with a prospective buyer who is not inclined to shoulder additional cost outside of the home purchase. A fair offer may involve prepayment of these dues for six months.</p>
<p>Rent-to-Own Option</p>
<p>One way to close a deal in a slow market is to allow your prospective buyer to &#8220;test-drive&#8221; the property. The offer involves giving the right to your buyer to rent the property for a fixed duration before they can finally purchase the property. In most instances, a portion of the rent is applied to the down payment to make the offer more attractive to the buyer. This option may present other responsibilities as you will have to shoulder repair and maintenance for the entire duration that your buyer is renting the property.</p>
<p>Seller Financing</p>
<p>If you already have significant equity on the property, then you might explore the possibility of seller financing with your prospective buyer. This can defray the amount of money that a buyer has to raise to complete the purchase. There are critical issues that you need to seriously consider when you decide to offer this kind of concession to your buyer. <p>Retouch the shell<br />
If your house does not look good on the outside, nobody will want to see the remodeling you have done on the inside. The outside of your house is the most important area you could improve, for the least amount of money. Just touching up the paint on the outside could make the house look more inviting, and that&#8217;s what home buyers want to see and feel. People can tell by the way the outside of the house looks, if the house is going to be right for them or not.<span id="more-2245"></span></p>
<p>Landscaping<br />
Keeping the grass cut, making sure the plants look good, and keeping the bushes trimmed attracts home buyers as well. You can either do it yourself, or hire a professional to do it for you. The one thing that home buyers hate to see when they pull up at a house for sale, is seeing the landscaping covering up the house. So keep the yard in tip top shape.</p>

			<content:encoded><![CDATA[<p>So You Too Want To Be A Realtor? Okay, not the place for sarcasm; nobody in their right mind would want to be a Realtor. I am a Houston Heights Realtor. I have sold Houston Inner Loop homes for 15 years and have sold or helped sell quite a few homes involving Houston For Sale By Owners. Selling on your own is tough. I hope the tips I&#8217;ve picked up over the years will help.</p>
<p>There are several reasons for selling your house yourself. Some that make sense; some that don&#8217;t make sense. I&#8217;ve even taken this route myself, with mixed results. I am a do-it-yourselfer, so I understand that too, maybe that&#8217;s a driving force for you. Well, let me give you a few tips. I will then follow up in a separate article with my experiences with FSBO&#8217;s. Note: I thought I would dash off 10 tips and be done with it. That didn&#8217;t work. There were too many thoughts; too many experiences. 10 tips turned to 15, then 20. There are more, but you have to stop somewhere.<span id="more-1939"></span></p>

<ul>
<li>·Pricing. Don&#8217;t take your neighbors word on what things sold for. Don&#8217;t use other people&#8217;s asking price for setting your price. Find out solid info on recent sales. Roughly same SF, beds, baths, degree of updates, etc. Don&#8217;t fudge here. Today&#8217;s buyers know prices, you can&#8217;t overprice. ·</li>
<li>Decide whether you will work with Realtors. If your house does sell, there is 90 % chance it will be thru a local Realtor, so why ignore them. ·</li>
<li>Ask callers if they are pre-qualified or pre-approved for loan. Don&#8217;t waste your time on &#8220;lookers.&#8221; ·</li>
<li>Make a great flyer. Potential buyers may scribble down your number, but they won&#8217;t remember what it was for by the time they get home. If you work with realtors, say so on the flyer. (This typically means you will pay a reduced commission.) ·</li>
<li>Make it easy for buyers to reach you &#8211; phone and email. ·Get the &#8220;house for sale&#8221; on the Internet. There are FSBO sites, discount brokerages, etc. It MUST be on the net. Make a vide (use Animoto). Post it on YouTube.com, CraigsList.com, etc. These social network sites are the rage now. Google loves them and gives priority ranking to them. Being on Houston MLS (HAR.com) is best, but then you must agree to work with Realtors. ·</li>
<li>Newspaper ads? This is better for a Seller than a Realtor. You might run an ad in a major paper like the Houston Chronicle for $20. They charge me closer to $100. I have more effective ways to advertise. I must say though, I love their Photo Open House ads. They cost me ~$150, but people come to my open houses clutching that ad. If it works, I do it. The community papers like The Greensheet, The Leader, and The Houston Press are all good for specific types and prices of homes. A West University Home For Sale, a Garden Oaks Home For Sale, a Spring Branch Home For Sale&#8230;these are all different markets. They need different marketing venues. ·</li>
<li>Answer your phone! Buyers WON&#8217;T call back.</li>
<li>Make it easy for Houston homebuyers to reach you, not difficult. ·Make it available to see. &#8220;I can only show from 2-4 on Saturday&#8221; won&#8217;t work. Do you want to sell it or not? ·Don&#8217;t be pissed off with no-shows. That is the nature of people; don&#8217;t try to change it. Concentrate on what you do have control over. ·</li>
<li>Don&#8217;t be vague and hesitant. Know what price you want and whether you will do owner finance. Know what closing costs are. Know lender requirements, interest rates, down payment required. If you are going to be a Realtor, be a knowledgeable one. Find a lender who will help you. Have contract forms available ·</li>
<li>Do capture phone numbers to follow up later. ·Have Seller Disclosure &amp; Lead Notice (Pre 1978) filled out.</li>
<li>Don&#8217;t fib on those disclosure forms. There are some cases where these not necessary, but in general, you must provide them. (Estate sales, foreclosures are 2 examples). In general, I believe Texas laws are written for the benefit of special interests. Texas real estate laws are the rare exception. These laws are tough and written to protect the unwitting buyer. Don&#8217;t bypass these forms. Ignorance is no defense. ·</li>
<li>Make that house sparkle! Turn off the TV when you show it. Get the family out. Buyers will feel like they are intruding if your family is there. See my post on prepping your house for sale. ·</li>
<li>Follow up with potential buyers. They say they will call you back&#8230;they won&#8217;t! You call them! ·Decide on a time period. If you don&#8217;t sell in 30 or 60 days, is it time to bring in a professional? ·</li>
<li>If your house is vacant, try open houses. This is a low-key way for people to see your house. ·</li>
<li>Do talk to realtors. This may seem self-serving (and it is, but it is helpful to you too). We show houses all the time; we know the market; we know the competition; we know if you have it priced too high or low. Talk to us. We don&#8217;t bite. ·</li>
<li>What about those ugly little homemade signs? House for Sale Cheap; Houston Heights Home For Sale by Owner. These tacky homemade signs work (for certain homes) because people think they are dealing with an unsophisticated seller. You know; the blank little corrugated signs written on with Magic Marker? This is a great trick (Oops-marketing tactic) for getting potential buyers to think that the seller is clueless; that he doesn&#8217;t know how to market; and most importantly to think&#8230;maybe I can get a bargain. This would not be a good approach on a $500K house; but maybe below $200K. I know a lot of real estate investors who do this. It works. ·</li>
<li>Finally, there are people &amp; companies set up specifically to help FSBO&#8217;s. I don&#8217;t know much about them except they can provide flyers, signs, put on MLS, etc. If you are going to pay for all this, you might as well use a full service Realtor.</li>
</ul>
<p>Well, that&#8217;s my advice &#8211; my top 20 tips for helping For-Sale-By-Owners. I wrote it quickly and didn&#8217;t cover everything, but hopefully it&#8217;s helpful. It&#8217;s not designed as a sales pitch, but obviously I would love to help you sell your house if you do get tired of marketing it yourself. I will even offer free advice. I used to work on my own car (I told you I was a confirmed do-it yourselfer). I had a friend who was a mechanic. He would offer free simple advice. 			<content:encoded><![CDATA[<p>Part 2 of 3 on Selling Your Houston Home By Owner.</p>
<p>I&#8217;ve been selling Houston homes for about 15 years. I now sell mainly inside Houston&#8217;s 610 Loop and close-in neighborhoods like Timbergrove Manor, Oak Forest, Garden Oaks and especially Houston Heights. I&#8217;ve worked with a lot of Houston For-Sale-By-Owners. They are generally a pleasure to work with. Some do very well on their own; most do not. Now this tells some of my experiences. Hopefully this will be helpful to you.<span id="more-1931"></span></p>
<p>Houston FSBO&#8217;s sell on their own for a variety of reasons. The most common are:</p>
<ul>
<li>They have little or no equity, so they can&#8217;t afford a commission. That is understandable.</li>
<li>They want to save money. They will work with Realtors, but don&#8217;t want to pay a full listing commission. This is okay too.</li>
<li>They have an attitude of: &#8220;Let&#8217;s give it a try. How difficult can it be? If I don&#8217;t sell it, I&#8217;ll list with a Realtor&#8221;. These people are fun to work with. They appreciate any info and advice you offer.</li>
<li>They don&#8217;t like Realtors and they don&#8217;t want to pay anyone a commission! All right. Let&#8217;s leave these people alone. There are a lot of other properties to show.</li>
</ul>
<p>Here are some of my first-hand experiences with Houston For Sale By Owners:</p>
<ul>
<li><strong>I too was once a FSBO</strong>. I had 2 properties I wanted to sell. A rental in Bear Creek and a Galveston beach house. I gave myself 2 months to sell both, at which time I would list them. The beach house I sold fairly quickly (that surprised me-I thought it would be a pain to meet people an hour away to show). The Bear Creek house though didn&#8217;t sell in my allotted time. I listed it on MLS and another Realtor brought me a contract within a week. I was happy to pay 3%. I wish I had done it 2 months earlier.</li>
<li><strong>Buyers generally don&#8217;t want to mess with FSBO&#8217;s</strong>. They are afraid of being taken advantage of, or they don&#8217;t have time to deal with it. They want their Realtor to find out about it and decide if it fits their needs.</li>
<li><strong>Most Realtors don&#8217;t want to mess with FSBO&#8217;s either</strong>. Even if they do, they must spend a lot of time finding out about you, the house and terms of sale. This isn&#8217;t personal; it is just inefficient to deal with. Even if we do work with you (as I often do) we won&#8217;t remember your house. When I make appointments to show 4-6 houses, I don&#8217;t normally remember that FSBO, if it is not on MLS</li>
<li><strong>Buyers get the experience, expertise, and guidance of a Realtor for free</strong>. Why would they hunt down FSBO&#8217;s off the street?</li>
<li>NAR (National Association of Realtors) says that <strong>only15% of FSBO&#8217;s are successful</strong>. The other 85% take the house off the market, or list with a realtor.</li>
<li><strong>FSBO&#8217;s don&#8217;t answer the phone</strong>! They either don&#8217;t return calls or they call back days later. I&#8217;m sorry, but that is too late. Recently on my third trip with a couple in Rice Military, I made appointments for 5 homes. There was also a FSBO I tried to show. When Mr. FSBO called back the next day to say we could look at it, it was too late. We had already written an offer. Would he have sold it if he had shown it? We&#8217;ll never know.</li>
<li><strong>Buyers know you are saving the commission too, so they also want the savings</strong>. They expect you to come off the prices more than normal. After all, aren&#8217;t you saving 3-6%?</li>
<li><strong>Buyers are nice and don&#8217;t want to hurt your feelings.</strong> They will say, &#8220;It&#8217;s nice, we&#8217;ll get back to you&#8221;, but they won&#8217;t. They will tell a realtor their true feelings (It smells like dogs, It&#8217;s overpriced, it was too cluttered to really see it, etc.,) but they don&#8217;t tell the owner. This may save your feelings, but it doesn&#8217;t help you make the necessary changes.</li>
<li><strong>You have to kiss a lot of frogs. </strong>I would guess I show the typical, knowledgeable buyer 20 homes before they find the one they like and buy. Knowledgeable means they are familiar with the market; they&#8217;ve done their Internet homework; they have a good idea of what and where to buy. This is roughly true of listings too. If a house is shown 20 times, there should be an offer or serious inquiries, or something is wrong. Something has to be done to make that sale happen. I would think your numbers would be a little worse though, Buyers wouldn&#8217;t be as familiar with your house compared to one being marketed professionally though. So, get those 20+ people in there! Let&#8217;s hope your case is much more cheerful than this!</li>
</ul>
<p><strong>A Couple of Examples:</strong> I have a friend now, who I met when he was a FSBO. I couldn&#8217;t convince James at the time to let me help him. It took a while, but he sold his house to a builder. He did save 3-6% commission, but he sold his Houston Heights home for 10-15% under what he should have gotten for it. He also tortured himself for a long time before it sold. He knows better now and recommends me to his friends. Good advice is priceless.</p>
<p>I called on another Spring Branch FSBO that I know had been on the market forever. She was ecstatic! She had the house under contract, and she had done it herself! She said it took 2 years, and for the last 6 month had been driving from Conroe to show her Ridgecrest home!? I asked if she was happy with the price. She said she didn&#8217;t know or care; she was just glad to be rid of that damned house! So, have a game plan before venturing into this process.</p>
<p><strong>Success story:</strong></p>
<p>I have several friends (investors or landlords) that have successfully sold several homes. I help them with pricing, with the understanding that if they get frustrated, or give up, they will list with me. That&#8217;s fair. They know what they are doing. They can get advice from me. They recommend me to others. We buy each other lunch when it&#8217;s over.</p>
<p><strong>Conclusion:</strong></p>
<p>Go forth armed with knowledge and confidence. Just be aware of what your competition is doing (100&#8217;s of realtors, all driving Buyers around) and figure out how to fit into that picture.</p>

While there are thousands of businesses in the offering, deciding on which one to put your money requires time and research to make a good business decision.</p>
<p>Do a through research; find the business you would be interested in, and all other information you need to know before signing on the dotted line.</p>
<p>Here are some questions you need to ask yourself before you begin your search:<span id="more-1256"></span></p>
<p>Decide on the type of business do you would like to invest in?<br />
What skills and knowledge do you have in running a successful business?<br />
How much do you wish to invest in a business?<br />
Who will run the business and what staff requirements are needed to make the business profitable and successful?</p>
<p>Once you have decided what type of business you wish to invest in, you then need investigate all aspects about the business. What is required to run a successful business? The location of the business and what competition is already in place, it&#8217;s no use buying a business when there are 20 other similar business doing the same thing. Healthy competition is good for business but if the market it over saturated then there is very little chance of it being successful.</p>
<p>What legal aspects need to be dealt with, do you have sufficient knowledge to be able to complete the transaction?</p>
<p>Search for the sale by owner business that you are interested in, and then find out everything you can about it. Why the owner wishes to sell. Ask to see the books and study them carefully. What are the running costs, if you inherit the staff, what are their salaries, incentive bonuses, do a survey among other business owners in the local and find out what sort of reputation the business has.</p>
<p>Is the business run from leased premises or is the building owned by the business. If owned, check if the sale includes the building or of a lease can be negotiated. Be aware of what outstanding debts and if you inherit these debts. Buying a sale by owner business if researched thoroughly can be a good investment and you will be richly rewarded.</p>

There are advantages and disadvantages either way. Many owners who have chose to market their home without a broker have been successful in selling. You must be knowledgeable of the market, have patience, and a little luck, too. The main advantage to sell without a broker is not paying a real estate commission. Make sure you know what to price your house for. If you are not sure, hire a licensed appraiser to give you a comparative market analysis.</p>
<p>There are advantages in using a licensed broker versus selling on your own. For instance, some homeowners just don&#8217;t have the time to market their home because of a job or other obligations. If a potential buyer wants to see your home at a specific time and you are not available to show it, you could lose a sale. A real estate broker can show your property to a prospective buyer anytime, if you arrange it that way.<span id="more-1254"></span></p>
<p>Real estate brokers also have a wealth of knowledge about the community. This is very helpful when a buyer is shopping for a home in a certain neighborhood. There are also other advantages to using a real estate broker to market your home. Your agent will present your home to the buyer noting important facts that are unique to your home. <p>The other option would be to become a for sale by owner and go it alone, well that is not entirely true in the past there was little help and support available to FSBO (for sale by owner) but now we have the explosion of the Internet there is so much support and advice out there. So the question is do you feel you have the necessary qualities to promote your own property, the incentives are massive when we think about the amount of money that could be saved by becoming a FSBO, but the process of negotiating may feel a bit daunting to someone who has not had previous experience in this area.<span id="more-1248"></span></p>
<p>The fear factor that surrounds negotiating something builds up because someone with no experience would be entering into new territory, this process can be made really simple or really hard I always edge towards simple, by first setting an asking price then keeping a separate price in your mind which you will not go below as it will eat into your profits, then sticking to that principle rigorously is the basis that makes negotiation work for the FSBO, no matter how friendly a buyer and you become stick to your pre-arranged figure that you will not go below.</p>
<p>Negotiating is not something that you shouldn&#8217;t be overly worried about as prospective buyers will understand before embarking on the negotiating process how much you are likely to knock off your asking price, yes there may be some who will try to push you a bit further and it is at this point that you must stick to your guns.</p>
<p>Promoting your property is the single most important aspects of marketing for any for sale by owner, letting the public know your property is available is the only way you will achieve that all important sale. There are various ways to get the word out about your property, the most important for any for sale by owner will be to promote their property through one or the private seller&#8217;s website, by doing this you could receive the exposure from the millions of buyers who scour the Internet every day for properties just like yours. There are many sale by owner websites who do offer all the help and advice necessary to guide a newbie (someone who is new to FSBO ) through the process.</p>
<p>At this point you could sit back and wait for responses to your advertising from your <a rel="nofollow" href="http://www.uploadaproperty.dyndns.org/" target="_new">for sale by owner</a> websites or you can be more aggressive with your promotions by handing out brochures and flyers to your family, friends and acquaintances, advertise your property in local shops by using the brochures in their shop windows.</p>
<p>There are also plenty of forums which you can use to get the word out, the use of social networking sites to let people know you have a property available for sale, the are literally hundreds dotted around the internet, speaking to people you meet in the street or at work are all ways to let people know and are good ways to obtain Leads, even though the vast majority of interest will come from the for sale by owner websites it can only help to do your own promoting by thinking of other ways to let the public be aware of your property.</p>
<p>Direct mailing is another way of promoting a property, sending brochures out to all your contacts may result in good leads coming back. Some people may be self-conscious about attempting these techniques to attract a sale but if you need an incentive to conquer your reluctance to promote your property with direct techniques, keep in mind the amount of money you will save at the end of this process, be mindful that in some cases the amount of money that has been saved can run into tens of thousands of pounds, and this money will remain in your pocket and not in and agents bank account.<br />

<p>The current real estate market is what you can consider a buyer&#8217;s market. In here, the number of houses for sale exceeds the number of buyers. This is an advantageous condition for the buyers. However, this can mean an impending problem for sellers.<span id="more-1246"></span></p>
<p>With so much supply in the market and less buyer, it is even more difficult to sell homes. With this scenario, for sale by owner may not be a good idea at all. The difficulty of selling homes what makes FSBO not ideal at this time. Currently, every seller in the country needs an expert, who knows the ins and outs of home selling. Extensive advertising may be easy to do but it does not guarantee of getting the right buyer. Perhaps, you may be planning to use the Internet. You can make the most of it but you do not have access to Multiple Listing Services, which is one sure way to get interested buyers.</p>
<p>Aside from that, FSBO means you will be doing things on your own, including the negotiation part. If you do not seek professional help at this time, you could end up losing money on your part. At this time, the buyers are in a good position to make demands. You need someone who can help you create tactics to prevent yourself from being taken advantaged of. According to statistics, being able to get professional help could mean selling your homes 16% more than FSBO. So what is 6% commission expense compared to losing the 16% more value of your home? This is just a small price to pay in exchange for maximum gains.</p>
<p>Besides, if you are a first time seller in your homes, you will always lack knowledge on what is right or wrong in the transaction. Real estate professionals like agents are able to pinpoint problems with the transaction that could soon become a legal issue. Hence, with their aid you will be able to save money from lawsuits. And being able to avoid huge problems like this is very important for the current economic condition.</p>
<p>At some point, it may cross your mind that real estate agents may not be able to secure your best interests. But whether you like it or not, this people can help you in speeding up the sale of your homes. It is just a matter of carefully selecting your agent. Remember, paying the 3 to 6% commission is nothing compared to what their services can do for you.
