The Perils and Pitfalls of Trying to Sell Your Own Home

In this modern age of economic strife and a galloping “do it yourself” movement, more and more homeowners are looking into selling their homes themselves. However, taking on the role of a professional when you don’t have the same training isn’t all it’s cracked up to be.

Some homeowners go into the whole “for sale by owner” experience with the thought that they’re saving themselves the cost of the commission and in the end they’ll come away with more money at the end of it all. However, Realtors can often get you a higher price for your house than you can negotiate yourself. Realtors will know what the current price of comparable homes on the market are selling for so that you don’t price your home so high that it lingers on the market for months or so low that you lose out on the money that you deserve to get for your home. For Sale by Owner – Tips For FSBO in Selling Your Home

So You Too Want To Be A Realtor? Okay, not the place for sarcasm; nobody in their right mind would want to be a Realtor. I am a Houston Heights Realtor. I have sold Houston Inner Loop homes for 15 years and have sold or helped sell quite a few homes involving Houston For Sale By Owners. Selling on your own is tough. I hope the tips I’ve picked up over the years will help.

There are several reasons for selling your house yourself. Some that make sense; some that don’t make sense. I’ve even taken this route myself, with mixed results. I am a do-it-yourselfer, so I understand that too, maybe that’s a driving force for you. Well, let me give you a few tips. I will then follow up in a separate article with my experiences with FSBO’s. Note: I thought I would dash off 10 tips and be done with it. That didn’t work. There were too many thoughts; too many experiences. 10 tips turned to 15, then 20. The Secret to Profiting From the FSBO

If selling a house was easy, everybody would be doing it — real estate agents wouldn’t exist. But you and I both know it’s a process that’s daunting to most normal people.

So why are there so many FSBOs? Because people think it’s an easy way to make a few more thousand dollars from the sale of their home by not paying commissions. The reality is that, according to some studies, about 90% of FSBO homes end up being sold by a real estate agent. You have decided to sell your property and now the time has come to make the decision whether to market your property through an agent or go it alone, handing over your property to an agent would be the easiest way to market your property especially if you have a good agent who will give the necessary time and effort to achieve a sale, but as we know not all agents have the necessary integrity.

The other option would be to become a for sale by owner and go it alone, well that is not entirely true in the past there was little help and support available to FSBO (for sale by owner) but now we have the explosion of the Internet there is so much support and advice out there. So the question is do you feel you have the necessary qualities to promote your own property, the incentives are massive when we think about the amount of money that could be saved by becoming a FSBO, but the process of negotiating may feel a bit daunting to someone who has not had previous experience in this area. Since the market values have dropped, sellers would want to get the most profits for sale by eliminating the agent commission. However, in the current economic condition, do you think For Sale By Owner is a smart thing to do?

FSBO – Make Advertising Your House Super Easy

Selling your house yourself, or FSBO, is a great way to not only sell it but to also make sure you get the most money you can from the sale. When you hire real estate agents to sell your house, they do so based on a commission. This commission is only a few percent, but when you consider the price of land and houses today, that few percent actually turns out to be sizable chunk of money that should rightfully be yours. This is why so many people go the FSBO path and sell their own house; it is not only a learning experience for many but also a very profitable one. Selling your own house, however, can cause one big problem. That is advertising. Just what or how should you advertise your house to make sure it gets the exposure you need to spread the word that it is up for sale?

The obvious solution is to put an ad in your paper. Real estate ads usually aren’t cheap, but it is the easiest way you can get attract potential buyers. Don’t just limit yourself to one newspaper. If you have several local papers, why not advertise in them all? Target the most popular newspaper first and then work your way down the list to the least popular. You may even be lucky enough to find a newspaper which is dedicated entirely to real estate listings. Also, be sure to think outside of the area you live in. Try placing ads in newspapers in cities or areas where you know there might be people interested in buying your house. Many families are dying to get out of over crowded cities and this is a good example of some untapped opportunities you may find in cities outside of the one you live in. Cheap Homes for Sale: Tips for Locating Real Estate Bargains

Interested in buying cheap homes for sale? If so, you’re in luck. Real estate bargains are everywhere. Drive through nearly any neighborhood and you’re certain to see numerous “For Sale” signs. Many properties are listed as “For Sale by Owner” (FSBO) while others are listed through realtors or banks.

Not all real estate falls into the cheap homes for sale category. However, the majority of properties are priced below market value. Homeowners facing foreclosure need to sell their house fast. Don’t DIY: Why You Should Hire a Professional to Sell Your Home

Some people, myself included, have this funny thought process that no matter what the project is, they can do it themselves. Well, in many cases this is completely true; there are a great many projects that you can, in fact, do yourself and get fabulous results from. However, not every project is a good candidate for a do-it-yourself.

Take, for example, the job of selling your home, while there are a plethora of agents out there chomping at the bit to assist you in home sales, there are some people who consider home sales just a big DIY project. If you have experience in real estate or are a retired agent, then this might actually be a reasonable DIY project; if your only experience in real estate is buying or selling a home with an agent, this is not a good project for you to take on yourself, however. Converting FSBOs Into a Viable Client Base

The whole point of the “For Sale by Owner” (FSBO) sign is that the owner sells their property without having to pay Realtor® fees. However, it takes a lot of knowledge and experience to sell a home, as many would-be solo sellers can find. FSBOs are a great niche to get into, if you know how to find and approach their owners.

FSBOs are a great target market. The owners are motivated sellers. You already know that they own their home. They are serious about selling, since they’ve gone to such lengths to sell on their own. They have already done part of the job of marketing their place through their own efforts, leaving you to list it on the MLS.
