1) Be sure the inspector has access to every area of the property ( inside and out )

2) Make sure doors and gates are unlocked, or keys are available, the inspector should have access to sheds, attics, crawl spaces, electrical panels, water heaters, Heating and air units, basements, garages

3) All utilities should be on, including pilot lights, and all light bulbs must be in working order, so there is no question of electrical, water or gas problems

Many ask of the importance of home inspection. Why is there a need to do such thing? Some also argue that it is not necessary especially if you bought the house so cheaply. However, this is still essential for various reasons. A home owner or potential home buyer should keep in mind that he has to be aware of the condition of the property he will live in. Otherwise, it will not be safe for him and his family.

The home inspector conducts the inspection. He is trained to check all features of the property. He uses special gadgets and equipment to measure and monitor them. He looks into all aspects of the structure. He verifies that they are working properly. This may include the plumbing, the air conditioning system, the heating system, the water heater, and the electrical system as well other features of the property. He checks and verifies that they are working properly. He takes note of those items that are not functioning well. He also records issues on maintenance and other related repairs. Although there are some who do not give much thought to having a home inspected, this becomes a necessity especially if you are looking forward to making the most value out of your hard-earned money.

Home inspections are usually done by authorized professionals. There is a special knowledge that is needed in having a home inspected, and this task includes the verification of all the areas of the house to see if everything is in order. Both the structure and any existing system within the house will be subject for inspection.
