Thinking of Making Home Upgrades? You Might Want to Reconsider

When your home is on the market, it is not unusual to consider making some upgrades to snag a better price as well as sell your home faster. Contrary to popular opinion; however, not every home upgrade is worth making, at least in terms of recouping the money when your home actually sells. There is no doubt that some improvements can be a smart move, but it’s also important to make sure you don’t go too far because spending too much money on remodeling usually limits your opportunity to get that money back, particularly if you happen to be trying to sell in a buyer’s market.

Which upgrades are worth making and which ones should you steer clear of? There are a few upgrades that definitely are not worth your money or your time.

For example, before taking on renovating the entire house, it’s a smart idea to first stop and consider what other homes on the market in the rest of the neighborhood have to offer prospective buyers. It’s always important to make sure your home stands out from the competition, but you do not want to go so far that your home actually exceeds others in the same neighborhood. In the end you will lose money and you may even actually frighten off prospective buyers. Always make sure you take the time to find out who other homes in the neighborhood stack up against your own and ensure that any improvements you make are based on your local market.

When it comes to swimming pools there is a common myth that adding a swimming pool will attract buyers and help you to get more money for your home. The truth of the matter is that this is completely false. A swimming pool typically adds no value to a home and in fact could actually scare off buyers. Many parents of young children are concerned about it being a safety hazard and most buyers are hesitant about the pool turning into a high maintenance problem. So, instead of your pool becoming a selling point, it actually becomes a negative detraction from the rest of your home’s potential.

Another common myth is that converting the garage into something such as a den or game room is a good idea. Before you embark on this path, stop to consider what other homes in your neighborhood have to offer. If most or all of them have a garage, it’s probably a good idea to reconsider before you start converting the garage. The fact of the matter is that most people would still rather have a garage than a game room.

Designs that are somewhat daring and personal could prove to be a negative as well. There’s certainly nothing wrong with wanting your home to reflect your own unique personality and style; that is, unless you are trying to sell your home. When your home is on the market is no time to use design choices that are bold. Instead, you should try to tone down anything that is even slightly daring or unique. The general rule of thumb is that in order for your home to sell for the most amount of money in the shortest amount of time it needs to appeal to the largest number of buyers. As much as you may like that vibrant shade of purple paint in the dining room, chances are it is only going to appeal to a small percentage of perspective buyers. Other buyers are likely to take one look at your daring decor and keep right on looking for their dream home. If you want to sell your home quickly and get the most amount possible, it is imperative that you take out any features in the home that are extremely personal. Buyers want to be able to imagine themselves living in the home and that can be quite difficult when they walk in the door and see your own signature decorating style in every room of the home.

In the end, it is a smart idea to go ahead and put some work into your home before putting it on the market. Doing so can make it more attractive and add value, but make sure you focus on things that will actually attract buyers and not repel them.
